Milton Huse gives customers real choices about sustainability – supported by live CO₂e data

Milton Huse builds single-family houses with a clear brand promise: No matter what choices the customer makes, the result should still feel like a Milton house. As sustainability requirements are tightened in Denmark, this promise had to be expanded.

Challenge

Milton Huse needed to integrate sustainability into their offer without compromising on identity, economy or constructability in a Milton house.

Solution

Real-Time LCA integrates directly into their 3D software, providing sales teams and customers with live insights into the CO₂e impact across material choices.

Results

Milton can document LCA compliance at the time of sale – and has opened up a new, concrete dialogue with customers about sustainable building options.

Sustainability that fits the construction  not the other way around

For many house builders, new climate requirements have meant that they have to rethink their construction from the ground up. Milton Huse chose a different approach: sustainability must be adapted to the way Milton builds – not the other way around. That meant finding tools and methods that could be integrated into existing practices – gradually and purposefully, without disrupting what customers expect from Milton.

"Sustainability in construction can range from minimal changes to sudden, major changes in our way of building. We want to be at the forefront and are already thinking more sustainably. Even though we have started small, there is potential for major changes – without significantly affecting finances, time or architecture. Milton must be able to build a Milton house, and it will always be possible," says Anders Salic Jensen, Draftsman and BIM Manager at Milton Huse

That premise – "Milton must be able to build a Milton house" – is not resistance to change, but a commitment to make sustainability real and feasible within an existing product range.

Climate data live – in the tools they already use

The value of Real-Time LCA for Milton is not only the calculation of COe – but that the solution is directly integrated into their 3D software. Changes in the model are automatically reflected in the climate accounts across departments – from the early design phase to handover. There's no need for separate spreadsheets or extra documentation processes. Anders says:

"Modern LCA technology allows us to be involved all the way  from the drawing board to the finished house. We can control and monitor the COe footprint and already say to customers: 'You can buy this house  it complies with the LCA requirements.' It's very exciting for us."

Being able to say this clearly at the time of sale means that compliance is documented before the contract is signed  not afterwards.

The choice is in the customer's hands

The integration of Real-Time LCA has not only enabled compliance – but also a more honest sales conversation. Milton believes that the level of sustainability should be the customer's choice, not something that is imposed. This requires that the sales team can present concrete opportunities with concrete consequences.

"Do we just follow the rules, or do we want to be as sustainable as possible? We are probably somewhere in between – but it is the customers who have to choose. Therefore, it is important to present the options clearly so that we can discuss real solutions," says Anders.

This kind of conversation – rooted in specific material choices and their COe impact – requires a foundation. For Milton, Real-Time LCA is that foundation. As Anders points out:

"The foundation for this must be solid, and we have only been able to achieve this with a modern LCA tool."
